Gardner Capital has made every effort to create a diversified portfolio of properties. We have invested in urban, suburban, rural and historic properties. While we are strong believers in diversification, we are stronger believers in investing in the strongest markets with the lowest possible debt. Our portfolio has an extremely low debt-to-equity ratio, primarily because we focus our syndication efforts on projects that are eligible for both state and federal credits. The result is more equity and very little debt. We have invested in a number of award-winning historic projects, including two that have won first place nationally with the National Association of Home Builders, and one which placed second.
